Real Estate purchasing process in Egypt

Purchasing process.

Step 1. In our “Catalogue” You chose objects, that have interested You and inform as. Our specialists check that those objects are still on sale and report to You.

Step 2. After the conformation of the information about the objects You come to Egypt for viewing the objects and dealing the contract.

For this purpose You may buy a tour to Hurghada and upon Your request we can arrange meeting You in the airport. He will arrange transferring and check-in in hotel for You.

Step 3. We make an agreement about viewing the properties at convenient time for You and then You chose the most attractive object.

Step 4. After definition of the object, that You would like to purchase, in the office our legal specialist settle purchase contract, legal support agreement. (Legal services cost 100$), and also the commission contract.

All the contracts and annexes are executed in two counterparts, one for each of the Parties, both in Arabic and English language.

Step 5. Than the Public notary signs Power of Attorney in the name of the lawyer of our Company for representing your interests in the Government Authorities during the purchasing process, but for this it is necessary to change Your tourist visa. To execute this procedure it is necessary to apply to the Passports and Visas Service and complete the following package of documents: foreign passport, an application form. Our specialists support and consult You during all mentioned procedures. This procedure takes less then 2 hours (09.00 - 11.00).

Step 6. In the Company’s office the purchase and the sale contract are executed between You and the seller of the object. All terms and conditions of the deal are agreed in this contract. ( rights and responsibilities of the Parties, entered in the contract etc.).

Step 7. You make payment for the property in accordance with the contract and commission payment .

In case of pre-payment or purchase by installment the preliminary purchase and sale contract is executed. When the full payment for the purchase is already processed the main contract is settled. Both of the mentioned contracts can be assured in the State Court of ARE.

Step 8. In the office of The Notary Public the seller orders to execute for You the Irrevocable General Power of Attorney (Taukil) to the purchasing object. After getting this Power of Attorney You This power of Attorney can be given to You only in case of full payment for the purchasing object. After receiving of this Power of Attorney You become the owner of the property.

Step 9. Registration of the purchase contract in the State Court of ARE carries out during 2-6 months. You have to pay the state tax for this procedure. It costs 3% of total price of the property that is agreed in the purchase contract. Your presence in the Courts is not necessary, our lawyers can present Your interests in accordance with the Power of Attorney.

For the clients that purchase property through our Company legal services regarding registration of contract in the State Courts are free.

Foreign Passport – it is the only document that You need if You want to purchase Real Estate in Egypt.

Adaptation in new enviroment

We offer not only services regarding Real Estate, but also helping in adaptation in the enviroment of Egypt. We provide service of Property Management that includes timely accounting and payment of rent payments- electricity, water, maintenance etc., property leasing, accountings with lessees, support in taking Real Estate purchasing loans, assistance in car purchasing, installment of TV satellite dish receiving foreign channels, arrangement children to children gardens and schools. We can help You in repairing, redecoration and furnishing of Your apartments.
You can rely on as if you want to obtain car insurance, life insurance or property insurance.

Real Estate expenditures.


Real estate in Egypt is not taxed.

Utility bills:


- gas cylinder ( 3$ , enough for 1 - 5 months); replacement of a gas cylinder by our specialists costs 150 Le$
- electricity (meter charge 5$ - 25$ per month; depends on property’s destination);
-
water (max 60$ per year or meter charge; depends on property’s destination);
- garbage collection (appr.
5$ per month);
-
stationary telephone, Internet (minutely , various tariffs).
